SELECTING AN AGENT

Real estate professionals qualified to manage the Short Sale process are a special group that have agreed to undertake this complex and often frustrating task.  There is much more to completing a short-sale than just filling out some additional forms and making a few calls. When you are ready to select an agent to handle the sale of your home, it is important to find one that’s not only experienced in short sale dealings, but also one that meets the following criteria:

  • An agent with patience. Some short sale transactions move forward quickly while others move more at a snail's pace.  It will take an agent with patience and persistence to get a short sale approved.

  • An agent you can trust. Use an agent you feel comfortable with. Be sure to choose someone you can talk to about personal finances and details.

     

  • An agent who listens. Your agent will need to gain a real understanding of your situation and, to do that, they have to listen. In the event of a short sale, the agent will also need to listen to your lender to determine the best way to get that short sale approved.

  • An agent with adequate follow-up and communication. The right agent knows exactly how to follow up to ensure that your questions and your lender’s issues are addressed in a timely maner.

  • An agent that has overcome the most common short sale pitfalls. Without proper training, there can be many challenges in a short sale transaction. Make sure your agent is experienced with pricing properties correctly, has enough time to dedicate to your transaction, has a dedicated team of support staff, and is a strong negotiator, organized and detail oriented.
